Of the warehouse pipeline of 265 800 m², 71,4 % lies in Košice, Žilina and Central Slovakia, where only 10,9 % of the country’s vacant space is; Senec and Trnava hold 52,7 % of vacant space and nothing is being built in them. The shares are own calculations from the submarket table in the MarketBeat Slovakia Industrial Q2 2026 of Cushman & Wakefield of 4. 8. 2026.

The warehouse pipeline and vacancy in eleven submarkets

According to MarketBeat Industrial for the second quarter of 2026, warehouse vacancy ranges across eleven submarkets from 1,4 % in Košice to 20,0 % in Central Slovakia; the Cushman & Wakefield table names the Industrial Research Forum as its data source. The national figure is 7,80 % of a stock of 4 890 500 m² of modern industrial space, with 381 300 m² vacant and 265 800 m² under construction.

According to the table, the row sums differ slightly from the summary row: vacant space adds up to 381 500 m² and stock to 4 890 600 m², which is rounding. The area under construction adds up to 265 800 m² across the submarkets, as in the text of the report and in the Industrial Research Forum, whereas the summary row of the table gives 268 800 m²; 265 800 m² is used below.

Share of each submarket in vacant space, take-up and construction

According to the Cushman & Wakefield table, the pipeline and vacant space lie in different submarkets: Košice, Žilina and Central Slovakia have 189 700 m² of the 265 800 m² under construction (71,4 %) but only 41 600 m² of the 381 300 m² vacant (10,9 %). Five submarkets with nothing under construction, Senec, Trnava, Dunajská Streda, Nitra and Prešov, hold 253 400 m² of vacant space (66,5 %); the shares are own calculations.

The denominators of the shares are, according to the Cushman & Wakefield table, the national values: stock 4 890 500 m², vacant space 381 300 m², space under construction 265 800 m² and take-up 93 400 m². The shares of vacant space add up to 100,05 %, because the row sum of vacant space is 381 500 m². The shares of Senec and Trnava together and of Košice agree with the commentary of IPEC Group (IPEC Group; Slovak Industrial Market Q2 2026, 12. 8. 2026); the pairing of the shares of space under construction and vacant space for all eleven submarkets supplements the commentary.

Senec and Trnava: the lowest rents, nothing under construction, take-up only in Senec

According to Cushman & Wakefield, Senec Area has 99 700 m² of vacant space at a vacancy rate of 11,1 % and Trnava Area 101 300 m² at 10,8 %: together 201 000 m², or 52,7 % of the national 381 300 m², on 37,5 % of the stock (1 835 700 of 4 890 500 m²). Without them national vacancy would be 5,90 % (180 300 of 3 054 800 m²).

The data source of the table, the Industrial Research Forum, reports its own shares: the largest share of vacant space lies in the Trnava region, almost 27 %, and in the Senec location, over 26 % (Industrial Research Forum via Logistika.TV, 5. 8. 2026). The Cushman & Wakefield table gives 26,6 % for Trnava and 26,1 % for Senec.

According to Cushman & Wakefield, take-up is uneven across these two submarkets: Senec recorded 23 400 m² of gross take-up in the second quarter, that is 25,1 % of the 93 400 m² in the country, Trnava none (10 800 m² since the start of the year). Prime rent here is the lowest in the whole table, 3,80 to 4,70 € in Senec and 3,80 to 4,40 € in Trnava, against 5,30 to 6,50 € in the city of Bratislava. In Trnava 4 500 m² were completed in the quarter in CTPark Trnava North, 100 % pre-let.

Košice: 1,4 % vacancy, 45,0 % of take-up and 38,1 % of the space under construction

According to Cushman & Wakefield, in the second quarter of 2026 Košice Area had 3 700 m² vacant out of a stock of 255 800 m², or 1,4 %, together with 42 000 m² of gross take-up, 45,0 % of the national volume, and 101 200 m² under construction, 38,1 % of the national 265 800 m² (Cushman & Wakefield; the shares are own calculations). Its vacant space is 1,0 % of the national total.

The largest transactions in Košice were pre-leases: according to the Cushman & Wakefield report, an automotive pre-lease in Logis One Park Košice of 20 000 to 35 000 m² and a 3PL pre-lease of 10 000 to 20 000 m². For the whole of Slovakia the Industrial Research Forum puts the largest transactions at 27 000 m² (automotive pre-lease) and 15 000 m² (3PL pre-lease) without a location; sector and size fit the Košice pre-leases, but the Forum does not tie them to Košice explicitly. According to the Forum, 37 % of the 265 800 m² under construction, that is 98 700 m², is already contracted (Logistika.TV, 5. 8. 2026).

The east is not uniform, according to Cushman & Wakefield: Prešov Area has a vacancy rate of 11,3 % (23 900 of 212 100 m²) and nothing under construction; Košice and Prešov together have 5,9 % (27 600 of 467 900 m²). CBRE divides the market into four regions and puts eastern Slovakia at 3,02 % (CBRE; Figures Industrial & Logistics Q2 2026), so its figure cannot be assigned to individual Cushman & Wakefield submarkets.

Space under construction against vacant space in Bratislava, Trenčín, Žilina, Central Slovakia and Košice

According to Cushman & Wakefield, space under construction exceeds vacant space in four of the six submarkets that are building: Bratislava City 30 500 against 18 300 m², Žilina 39 000 against 14 000 m², Central Slovakia 49 500 against 23 900 m² and Košice 101 200 against 3 700 m². Trenčín has 26 100 m² under construction and 28 200 m² vacant, Bratislava North 19 500 and 40 000 m² (MarketBeat Industrial Q2 2026).

According to the table, Central Slovakia has the highest vacancy rate, 20,0 %, but also the smallest stock, 119 500 m²; the 49 500 m² under construction equals 41,4 % of the existing stock and take-up in the quarter was 1 000 m². The city of Bratislava has a vacancy rate of 3,5 % and the highest prime rent, 5,30 to 6,50 €, Bratislava North 6,3 % at 4,10 to 5,10 €.

The national warehouse vacancy rate: what the sources agree on and what they do not

According to two datasets, national warehouse vacancy for the second quarter of 2026 is 7,80 % at the Industrial Research Forum, whose data the Cushman & Wakefield table also uses (“Source: Industrial Research Forum”), and 7,99 % at CBRE. Since the first quarter of 2026 the Industrial Research Forum also keeps a version including shell & core, 8,78 %. The table shows the differences in the other indicators.

Indicator Source Note
Warehouse vacancy rate IRF 7,80 % of 4 890 500 m² (the same figure is given by the Cushman & Wakefield table, which takes over IRF data); CBRE 7,99 % of 4 906 thousand m² Difference of 0,19 percentage points; CBRE gives the stock rounded to thousands, the difference in stock is about 15 thousand m²
Vacancy rate including shell & core IRF 8,78 % (436 200 m² vacant) Shell & core is 76 400 m², of which 54 900 m² vacant (own difference 436 200 − 381 300), that is 71,9 %; CBRE has no such category in its report
Completed in Q2 2026 IRF and the Cushman & Wakefield table 25 800 m²; CBRE about 41 000 m² Difference of 15 200 m²; the sources do not explain it
Gross take-up in Q2 2026 IRF and Cushman & Wakefield 93 400 m²; CBRE about 131 000 m² Pre-leases agree (CBRE 36 % is about 47 200 m², IRF 47 100 m²); the difference is CBRE short-term leases (16 %, about 21 000 m²) and larger renegotiations (33 %, about 43 200 m² against 26 700 m² at IRF); the recalculation from CBRE percentages is own
Net take-up in Q2 2026 IRF and Cushman & Wakefield 66 600 m²; CBRE about 67 000 m² Both definitions exclude renegotiations; agreement within rounding

Difference in definitions. CBRE calculates vacancy as the share of physically vacant space in completed buildings in the total stock including office parts and reports four regions: western Slovakia 9,63 %, central 8,02 %, the wider Bratislava area 7,59 % and eastern 3,02 % (CBRE; Figures Industrial & Logistics Q2 2026). These regional values cannot be compared with the eleven submarkets in the Cushman & Wakefield table, whose delimitation differs. The Industrial Research Forum stock, 4 890 544 m², is kept without shell & core (108 Real Estate; Industrial Property Market Report Q2 2026).

The submarket table matches the version without shell & core

The summary row of the Cushman & Wakefield table (4 890 500 m², 381 300 m², 7,80 %) matches the Industrial Research Forum version without shell & core; the report does not mention shell & core. The Forum records 76 400 m² of shell & core and 436 200 m² of vacant space with it (Logistika.TV, 5. 8. 2026); the difference of 54 900 m² is an own calculation. Logistika.TV gives no split by submarket.

Geography changes the conclusion more than the national average

The national vacancy rate of 7,80 % does not show where vacant space is: submarkets range from 1,4 % to 20,0 %, and without Senec and Trnava it would be 5,90 % (according to the Cushman & Wakefield table for the second quarter of 2026; own calculation). More than half of vacant space (52,7 %) lies in Senec and Trnava.

Senec and Trnava have 201 000 m² of vacant space at 3,80 to 4,70 € prime rent; space under construction is mainly in Košice, Žilina and Central Slovakia (71,4 %), where 41 600 m² is vacant. The new space is already partly contracted: according to the Industrial Research Forum, 37 % of the 265 800 m² under construction, that is 98 700 m², is pre-let. The sources do not publish how the 76 400 m² of shell & core is split across submarkets, so the answer to where vacant space lies including shell & core remains open.
